 七大外来房企军团鏖战云南——丛林法则

昆明地产界无疑也是这样的一片丛林,外来地产商、土生地产商、联姻地产商,为了享用昆明房地产市场这份美食,不惜绞尽脑汁。

   地处中国西南部的云贵川三省,虽然土壤相连,但人文风气却大相径庭,身处高原的云南人性格总是显得温吞吞的,远没有兄弟省份的那种火辣辣性格,这或多或少为外来地产商博弈昆明市场开放了先机。

   据统计,自1984年昆明市房地产开发经营公司加入央企中房集团算起,时至今日,已先后有69家外来房企在昆明市场安营扎寨。这其中代表川渝地区的两家房企的故事值得我们一看。  1996年,在经过详细的市场调研和理性的分析后,四川新希望集团决定进入房地产领域。这一举动可以看成新希望的"新希望\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\",毕竟搞房地产是一个高利润行当,远比辛苦卖饲料来的轻松和高雅。

   目前,新希望集团在房地产领域总共投资35亿元,在建面积达60万平方米。房地产与金融投资已成为新希望集团在新世纪腾飞的一对翅膀。

   2003年,新希望集团依靠其强大的资源整合能力、资金优势、品牌价值,强势介入商贸物流领域,并在中国中、西部选择具有商业潜力的地区,投资建设\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"大商汇\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"商贸物流项目,拟发展成为中国商贸流通行业的航母,昆明入选其中。

   新希望与昆明市政府签订协议,投资20亿元建设沟通中国腹地和东南亚商贸往来的昆明大商汇项目。昆明大商汇是以大型商贸市场为中心、以物流及物流配送为手段,集商贸物流、配套办公、民俗文化、展览展示、电子商务等诸多功能为一体的大规模、多主题、现代化的标志性建筑群。

   新希望带着恢宏的理想,以绝对强者的姿态进入了昆明。

   昆明大商汇项目规划用地818亩,建筑面积80万平方米。"大\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"确实够大,但最终因配套和管理上的滞后,让大商汇在实施多年后依然仅仅具备了商品批发市场的基本功能,远远没有表达出新希望\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"沟通中国腹地和东南亚商贸往来"的良好初衷。

   兴许,大商汇是要用大智慧来构筑的,并不是摊个大饼那么简单的操作,即使摊大饼,也要了解当地的口味,符合当地的情况,这样才能够解决\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"众口难调\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"的问题。

   这不禁让人感叹:卖饲料的新希望怎么就去做了房地产?饲料成就了新希望的过去,房地产会成就新希望的未来吗?

   丛林法则并不仅仅是以征服和吞噬为目的,其实在更多时候是以依存和互助为原则。云南志城房地产的蒲治全就深知其道,并照章奉行多年。  这家由30多人集资合办起来的民营企业能够发展到今天的规模,和蒲治全这个地道重庆人是分不开的,如果没有昆明贵人的相互相持,如果没有当初在昆明的闯荡,也许不会有蒲总,更不会有志城。

  "渝商"蒲治全来昆完全是被逼无奈的选择。

   1989年,练过跆拳道功夫的重庆小伙子蒲治全,因为对女朋友家提出结婚条件是"要一栋像样的砖房"的要求无能为力而倍感羞辱,到昆明只求赚回一栋砖房套媳妇。殊不知,只有初中文化,但性格耿直、精力旺盛的蒲治全在昆明却机缘巧合地结识了风驰广告老总李践,并从李践处借得2300元钱,开办了一家面厂。

   后来,蒲治全和李践还共同办了一家跆拳道学校,蒲治全任董事长和总教练。1998年6月,蒲治全和北京的朋友在闲聊中发现了房地产投资的巨大商机。

   半年后,仅有10万元本钱的蒲治全,凭借其个人信誉拉来一帮志同道合的人,筹资1100万元注册成立了云南志城房地产开发有限公司,大刀阔斧地盖起了"志城家园"。

   由于"志城家园"楼盘周边聚集了云南大学、云南师范大学、云师大附中等学校,再加上"读师大附小,上学就在家门口"的口号铺天盖地地宣传推广,当时还未正式开盘的"志城家园"很快就被销售了一空,成为了当时楼市营销的典范。蒲治全也从此晋升为昆明房地产业的重量级人物。

   我们不谈志城今日的辉煌,仅把蒲治全的成功当成个案来分析,便能够找到其特有的生存之道。

   初看蒲治全的成功经历,就好像一个传奇的创富故事。但看清了其间的经历,才发现蒲治全的成功来的并不容易,他在自身完全处于弱势的时候,选择了一条堪称正确的道路,他懂得如何与强者为邻,并利用强者的势能来逐步强化自己,也知道如何将弱势汇聚成强势来与强者抗衡,这正是丛林生存法则中重要的环节——相依相存,合作共生。

   昆明人似乎从不置疑"外来的和尚会念经"。但是,外来和尚真的比我们更会念经吗?他们会用怎样的方式念经,要念什么样的经,甚至用怎样的态度来念经也许才是至关重要的。毕竟我们不能够迷信"外来的和尚会念经"!

   昆明\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"土产\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"很善良!

   昆明本土房企这几年并没有少作为,昆明不仅有土生土长的优秀房企,还有知名的上市房企,但他们几乎被外来房企那些高昂的音响淹没了自己的声音,这也许和昆明人的性情多少有关,不太喜欢自吹自擂,也不习惯浓妆艳抹地包装自己,还硬铮铮地把老祖宗那句\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"酒香不怕巷子深\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\\"奉为经典,常挂嘴上。

  如果说昆明人不曾质疑"外来和尚"是错;反之,诋毁和过度质疑"外来和尚"也会犯错。如果来的是"玄奘"这样的高僧,他怎会不为昆明人造福呢?

   总之,在昆明求发展的各路开发商,在没有交出能够令你自己满意的房子前,就没有必要声音太大,也没有必要太过强势,更没有必要虚张声势了。只要把房子盖好了,就这么大个昆明城,光凭口碑宣传也能省下不少的费用。
